General information
Sweet Home is a family-run property offering short-term tourist accommodations in Rome. Available units include three rooms in the Fleming neighborhood and a self-contained studio apartment in Grottarossa. Staying at Sweet Home implies full acceptance of the following terms and conditions.
Reservations and payments
The reservation is considered confirmed only after receipt of payment or the agreed-upon deposit. Prices include accommodation, linens, Wi-Fi, and utilities (water, electricity, gas).
Final cleaning must be paid upon arrival: – €25 for one-night stays – €40 for multiple-night stays
The tourist tax is not included in the price and must be paid upon arrival, as required by the Municipality of Rome:
– €5.00 per person per night (Fleming)
– €6.00 per person per night (Grottarossa)
Check-in e check-out
Check-in from 3:00 PM to 8:00 PM – After 8:00 PM there is a €25 supplement – After 12:00 AM there is a €30 supplement
Check-out between 10:00
Check-in is also possible via the online form, providing all guests' information or copies of their IDs in advance, as required by Italian law. Arrival time must be communicated in advance to ensure proper reception.
House Rules
Guests are expected to behave respectfully towards the property, the neighbors, and other guests. Smoking is not permitted inside the accommodations.
No unauthorized events or parties are permitted.
Pets are allowed only by prior arrangement.
Any damage to objects or furnishings will have to be compensated.
Cancellations and changes
In case of cancellation: – up to 7 days before arrival, a full refund is provided except for one night – after this deadline or in case of no-show, no refund is provided
Cancellation policies may vary depending on the booking platform (Airbnb, Booking.com, or direct booking).
Sweet Home Responsibility
is not responsible for: – loss or theft of personal items – temporary interruptions of public services (water, electricity, internet) not dependent on the structure – accidents or injuries caused by improper use of spaces or equipment
Processing of personal data
The data provided by guests will be processed in accordance with EU Regulation 2016/679 (GDPR) exclusively for administrative, tax, and security purposes required by law.
They will not be transferred to third parties for commercial purposes.
